Los Angeles County covers flat postwar tracts, hillside lots and coastal neighborhoods, and pool remodels look different in each. Much of the San Fernando Valley and the San Gabriel Valley built out after World War II, and a midcentury pool there often needs a new finish, new tile and coping, and an equipment pad that has been patched for decades. Inland valley heat also means long pump run times, which is where a variable-speed pump makes a visible difference.
Permits depend on jurisdiction. The City of Los Angeles has its own building department, the county’s other incorporated cities have theirs, and unincorporated areas file through LA County Public Works using EPIC-LA, which lists pool permits as their own type. Hillside lots in the Santa Monica Mountains and the San Gabriel foothills often fall in Very High Fire Hazard Severity Zones, and sloped lots can bring drainage and access questions that shape the deck and equipment plan. Coastal cities add coastal zone review for some exterior work. We plan for those conditions before demolition starts.

Many do. Adding a spa, changing the shell, structural repair, a new heater, or new gas or electrical work are the usual triggers. Incorporated cities in Los Angeles County run their own building departments, and unincorporated areas go through the county. A straight replaster with no other changes may not need one. We handle the application, plan check and inspections.
California’s Swimming Pool Safety Act requires at least two of seven listed drowning prevention features when a permit is issued to remodel a pool or spa at a single-family home. Options include mesh fencing with a self-closing gate, a safety cover, door exit alarms and a pool alarm. We choose the combination with you during design.

Planning them together avoids tearing up new concrete later for a gas or electrical run, and it lets the deck, drainage and equipment location be settled once.
