A lot of Riverside County’s housing is newer than Orange or Los Angeles County’s. Corona, Eastvale, Murrieta, Temecula and Menifee grew quickly from the late 1980s through the 2000s, so many pools there are on their first finish, their first equipment pad and builder-grade decking that has started to crack and settle. Older neighborhoods in Riverside and Hemet carry pools from earlier decades with the wear that comes with them.
Inland heat is the main physical factor. Long, hot summers push evaporation, chemical demand and pump run time, which wears interior finishes and equipment faster than near the coast, and in the Coachella Valley that effect is stronger still. Most newer subdivisions also have HOAs with architectural review for decking, fencing and equipment placement. Foothill and canyon areas include CAL FIRE designated fire hazard zones that affect exterior materials. Permits go through each city’s building department, or Riverside County for unincorporated areas, and a permitted remodel brings in the state’s drowning prevention requirements.

Many do. Adding a spa, changing the shell, structural repair, a new heater, or new gas or electrical work are the usual triggers. Incorporated cities in Riverside County run their own building departments, and unincorporated areas go through the county. A straight replaster with no other changes may not need one. We handle the application, plan check and inspections.
California’s Swimming Pool Safety Act requires at least two of seven listed drowning prevention features when a permit is issued to remodel a pool or spa at a single-family home. Options include mesh fencing with a self-closing gate, a safety cover, door exit alarms and a pool alarm. We choose the combination with you during design.

Planning them together avoids tearing up new concrete later for a gas or electrical run, and it lets the deck, drainage and equipment location be settled once.
