#1 ADU Contractor in Dana Point
Custom Builds by Horizon Remodeling

Horizon Construction & Remodeling Inc. builds accessory dwelling units and home additions throughout Dana Point, managing design, budgeting, permits, and material selection so the project meets city requirements and fits your goals. Because much of Dana Point falls inside the coastal zone, work in those areas can require a coastal development permit through the city’s local coastal program on top of the standard building permit, and we coordinate both. From older Capistrano Beach bungalows to larger hillside plans near Monarch Beach, every site is different, and we approach each one accordingly.

How Our ADU Process Works

When it comes to enhancing your living space, room additions combined with Accessory Dwelling Unit (ADU) construction offer unparalleled versatility and value. These projects not only increase square footage but also provide additional living accommodations, whether for extended family, rental income, or work-from-home setups, making them a popular choice for homeowners seeking to maximize their property’s potential. According to California’s Department of Housing and Community Development, ADUs are a key solution to expanding housing options in urban and suburban neighborhoods.

Working with an adu contractor in Dana Point means accounting for a permit process that runs through two separate tracks for many properties in the city. Applications go to the City of Dana Point Building and Safety Division, and under current California law the agency has 15 business days to determine whether a submission is complete and 60 days to approve or deny it. Approval is ministerial, meaning no public hearing and no discretionary design review. For parcels inside the coastal zone or a coastal overlay district, a coastal development permit under the city’s local coastal program is also required on top of the standard building permit, so we confirm which track applies to your address before we draw anything.

Dana Point’s housing stock grew in distinct waves, from the lantern street cottages Sidney Woodruff built in the late 1920s and the Capistrano Beach tracts the Doheny family developed starting in 1928, through postwar infill, and then into the hillside and Monarch Beach projects that followed the city’s 1989 incorporation. That layered history shapes what each parcel can carry. A small older bungalow in the Lantern District or Capistrano Beach typically has tight utility runs and limited rear yard depth, while a larger multi-level plan in the Monarch Beach tracts usually offers more room to site a detached unit. We walk the lot and check setbacks, grade, equipment access, and utility routes before committing to a design direction.

State law sets a floor that applies regardless of where in Dana Point a parcel sits. A local agency cannot cap an ADU below 850 square feet of interior livable space, or 1,000 square feet for a unit with more than one bedroom. Side and rear setbacks cannot exceed four feet. Owner-occupancy cannot be required as a condition of approval, and building an ADU cannot trigger a fire sprinkler retrofit of the existing house. Units at or under 750 square feet of interior livable space carry no impact fees. Square footage under current law is measured as interior livable space, which affects how a unit is drawn and what counts toward the limit.

The right answer for your property, whether that is a garage conversion, a detached build, or a unit attached to the existing structure, depends on what the lot actually allows once setbacks, grade, and the coastal permit question are sorted out. We coordinate the building permit, handle communication with the Building and Safety Division, and bring in licensed subcontractors for the specialty trade portions of the work. Why Choose Horizon Remodeling As Your ADU Contractor in Dana Point ?

Horizon Construction and Remodeling is a licensed and bonded Class B general building contractor, and we have been doing design-build work since 2009. Dana Point is a manageable drive from our Fullerton office, so we treat it as local work, not a remote assignment. A detached ADU is essentially a small stand-alone house placed on a lot that already has a primary residence. That means foundation, framing, roof, electrical service, plumbing, a full kitchen, and a bathroom all have to come together as a coordinated whole.

Because much of Dana Point sits inside the coastal zone, some projects require a coastal development permit under the city’s local coastal program in addition to the standard building permit issued by the City of Dana Point Building and Safety Division. We account for that early in design, not after drawings are finished.

Dana Point’s housing ranges from tight older beach cottages in the Lantern District and Capistrano Beach to larger multi-level plans in Monarch Beach. We work around those lot conditions and floor plan realities when we size and position an ADU, and we also build ADUs in nearby San Juan Capistrano and Laguna Niguel.

ADU Contractor in Dana Point FAQ

What is an ADU and why should I build one?

An ADU is a secondary unit on your property, such as a garage conversion, backyard cottage, or in-law suite, and building one with Horizon Construction & Remodeling can add rental income, expand your living space, or give family members a place of their own. In Dana Point, where many Lantern District and Capistrano Beach lots carry older cottages with limited square footage, an ADU is often a practical way to use the land you already own.

Pricing an ADU in Dana Point depends on variables no contractor can assess from a distance: whether the project is a detached new build or a conversion of existing space, how much site and utility work the lot requires, and the finish level you choose. Dana Point permits flow through the City of Dana Point Building and Safety Division, and for properties inside the coastal zone that process can also require a coastal development permit under the local coastal program. That extra layer affects scheduling and, in some cases, scope, so it has to be accounted for before anyone quotes a fixed price. A contractor who names a number without walking the property first is guessing.

On the cost side, the law does give you meaningful protections. Any ADU at or under 750 square feet of livable space is exempt from impact fees, school fees apply only above 500 square feet, and connection fees for a conversion or junior ADU are limited because state law does not treat those as a new residential use. A new ADU also cannot trigger a fire sprinkler retrofit of your main house. One caution worth stating plainly: the CalHFA ADU grant program is closed and fully allocated, and the agency itself warns that offers to help you obtain an ADU grant are scams.

Yes, an ADU in Dana Point always requires a building permit, though approval is ministerial rather than discretionary, meaning there is no hearing and no design review board to satisfy. Applications go to the City of Dana Point Building and Safety Division, where state law gives the agency 15 business days to confirm completeness and 60 days to approve or deny the permit, reduced to 30 days when a pre-approved plan is used. We prepare and submit the full package and carry it through every inspection so you are not left managing that process on your own.

Most ADU construction projects take between 4 to 8 months from design to completion, depending on scope and permit approvals. Horizon Remodeling prioritizes efficient timelines while maintaining quality workmanship.

We specialize in building detached ADUs, attached ADUs, garage conversions, backyard cottages, and junior ADUs (JADUs). Our team can help you choose the right ADU style for your property and goals.
